Buildings and contents insurance cover different things. A policy’s exclusions, excesses and limits matter as much as its headline label. Think about accidental damage, valuable items and any unusual features of the property before deciding what to discuss.

Buying a home? Check when cover must begin.

Mortgage lenders normally require suitable buildings insurance. Your conveyancer should explain when you become responsible for insuring the property under your contract. Do not assume that collecting the keys is always the correct starting point. With leasehold property, check what the freeholder’s or management company’s policy actually covers.

Tell the insurer about the property as it is used.

Occupancy, letting, building works, long unoccupied periods or business use can affect the policy. Answer the insurer’s questions accurately and tell it about relevant changes. A property’s market price is not the same as its rebuilding cost; use an appropriate basis for the cover requested.
