Start with your monthly life, not just the property price.
A useful budget leaves room for ordinary living costs as well as mortgage payments. Tell Steven about your income, regular commitments, deposit and plans. The free repayment calculator can help you compare example payments, but it does not tell you what a lender will offer.
- Allow for legal work, a survey, moving and any applicable property tax.
- Keep a separate view of your buying costs and money you may need after moving.
Know what each milestone means.
An agreement in principle can help you begin your search, but it is not a mortgage offer. Once you have found a property, the lender assesses your full application and the property. A lender’s valuation is for its purposes; ask a surveyor about an appropriate survey for your own purchase.
- Application: provide the requested income, deposit and identity evidence.
- Mortgage offer: read the conditions, costs and expiry date.
- Legal work and completion: your conveyancer explains the contract and transfer of ownership.
Family help? Bring it into the conversation early.
Tell Steven if someone will contribute to your deposit or join the borrowing. A gift and a loan are different arrangements. The lender and conveyancer will need to understand the source of money and whether it must be repaid. There is no need to send family financial documents in your first enquiry.
